YOU MUST READ THESE INSTRUCTIONS BEFORE YOU START AND MEET THE FOLLOWING MINIMUM REQUIREMENTS TO QUALIFY FOR OUR PROPERTIES:

  • Combined gross income of all applicants must be 3 times the amount of rent
  • You must pass a criminal background check
  • Credit scores for each individual must be 600 or above to qualify
  • No evictions or collections from past rentals
  • Verifiable landlord references for minimum of 2 years or mortgage payment history

Resident Application/Resident Requirements:

The Spectrum Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $50.00/month, payable with rent. 

Your RBP may include, subject to property mechanicals or other limitations:

  • HVAC air filter delivery directly to your door approximately every 90 days
  • Renters Insurance that meets all lease requirements from an A-rated carrier
  • Move-in concierge service: one call set up your utility services, cable, and internet services
  • A resident rewards program that helps you earn rewards for paying your rent on time
  • Credit building to help boost your credit score with timely rent payments
  • $1M Identity Protection for all adult leaseholders
  • 24/7 online maintenance reporting
  • Home buying assistance for when the time is right to buy your “forever” home
  • Online portal: Access to your account, documents, communication and payment options
  • Vetted vendor network: we find the technicians who are reputable, licensed, and insured

****APPLICATION FEES ARE NON-REFUNDABLE**** 

  • After completing the application, you will be prompted to pay the application fee.
  • Fees are charged per adult and required to cover the cost of the credit and background check. 
  • APPLICATIONS WILL NOT BE PROCESSED UNTIL PAYMENT IS RECEIVED! All adults over 18 who will be living there must complete the application process even if they don’t have income. Minor children do not need to be registered as “Other” occupants
  • A separate valid email address is required for each applicant. You must have access to this email.

We cannot process your application until all the steps are completed. 

It is best to use a computer and complete the process in one session.

    BEFORE YOU START : 

    • View the property in person and confirm it is still available for applications. The most up-to-date information is on our website spectrumpropertymanagement.com/rentals
    • READ the property details in the listing and make sure you understand the terms.
    • Make sure pop-up blockers are off and you have access to your email.
    • Have your two most recent pay stubs and a State or other Government issued photo ID card ready to upload. BOTH ARE REQUIRED
    • Have a credit or debit card ready to pay the $50 application fee (per adult and guarantors) plus a $3.00 Service Fee.
    • Have your prior landlord information and personal reference information ready.

    Pets or Support Animals:

    Most of our properties do NOT allow pets. Please check the listing for details. If you have a support animal, please contact our office for the accommodation request forms PRIOR to us processing your application. Failure to disclose pets or support animals on your application may result in automatic denial of your application.

    Please read and complete all information sections provided.  If you encounter issues during the applications process, call us to resolve issues during business hours at 801-655-3700 Option 2 or text 801-899-6188. Once complete, Applications usually take 2-5 business days for the process and final decision.
